What is the difference between an apartment and a condo?
In Bangkok, an apartment is a residential building owned by one person or one company. Every room is for rent only. A condo is a residential building in which each unit is owned individually. Condo units can be for rent or for sale.
What is the difference between an apartment and a serviced apartment?
An apartment usually takes long term (1 year, or sometimes 6 months) tenants only. The rent of an apartment usually doesn't include any bills and services. A serviced apartment is similar to a hotel. It usually takes short term guests and the rate usually includes some services (cable TV, maid service, and sometimes even electricity and water, etc.). Needless to say, a serviced apartment is much more expensive than an apartment.
Do landlords in Bangkok usually allow pets?
While most apartments and condos in Bangkok don't allow pets (this is usually due to the restrictions from the building), some house and townhouse owners do allow pets. This is indicated in the Community Features on our Property Details page.
Are most properties for rent furnished or unfurnished?
Almost all apartments and condos for rent in Bangkok are fully furnished and it's difficult to have the furniture removed. However, some houses and townhouses are only partially furnished or unfurnished (still with kitchen in most cases), ideal if you have your own furniture.
What is the minimum lease period I need to be committed to?
Most apartments and condos in Bangkok require minimum 1 year lease (with a small number of owners accepting 6 months). Almost all house and townhouse owners ask for at least 1 year lease and some require 2 or 3 years minimum.
How much deposit do I need to pay to rent a property in Bangkok?
Usually two month rent security deposit and one month rent advance are required before move-in.
